How we work

The floor is only as good as what is under it

Most floor complaints in Toronto are not about the floor. They are about the subfloor. A click floor needs the substrate flat to within 3/16 of an inch over a 10-foot radius, and a concrete slab needs to read under 3 lbs of moisture emission per 1,000 square feet in 24 hours before anything goes over it. We measure both before we write a number down, which is why our quotes are itemized rather than a single figure per square foot.

See what we do

Why homeowners call us

We measure first

Flatness, moisture and subfloor thickness are checked on site. The quote reflects what we found, not an average.

Itemized, in writing

Removal, prep, material, labour, trim and disposal appear as separate lines so you can see what each part costs.

Condo work done properly

We supply the third-party IIC and STC test certificate naming your exact floor and underlay, in the format boards accept.

Before you replace anything

The cheapest floor is often the one you already own

Before quoting a new floor we look at the edge of a board, at a threshold or a floor vent. If it is solid hardwood with a reasonable thickness of wood above the tongue, it has another sand in it, and refinishing at four to eight dollars a square foot is roughly half the cost of replacing at ten to eighteen. A great deal of Toronto’s older housing has original strip oak sitting under carpet, in better condition than owners expect, because the carpet protected it. We will tell you which one you have before you spend anything.

Our Process

How a job runs

1

Site visit and measurement

We measure the rooms, check flatness with a straightedge, read slab moisture where there is a slab, and look at what the existing floor is sitting on.

2

Itemized written quote

Removal, prep, material, labour, trim and disposal as separate lines, with the acoustic underlay spelled out if you are in a condo.

3

Preparation

Old floor out, subfloor levelled or overlaid where the readings call for it, moisture barrier where the slab needs one.

4

Install and finish

Floor laid, transitions and trim fitted, site cleared. You walk it with us before we leave.

What you get from us, on every job

A measured site visit, at no cost

Straightedge across every room, a moisture reading over any concrete slab, and a look at what the existing floor is fastened to. The quote comes from those readings, not from an average.

An itemized written quote

Removal, subfloor preparation, material, labour, trim and disposal as separate lines, so you can see where the money goes and cut scope deliberately rather than negotiating one blended number.

The condo paperwork, where it applies

A third-party accredited lab certificate naming your exact flooring and your exact underlay, referencing ASTM E492 and ASTM E90, which is the documentation Toronto boards accept.

One crew from tear-out to last transition

The people who took the readings are the people laying the floor. Nothing is subcontracted out to whoever happens to be free that week.

Honest limits, in writing

Any workmanship warranty is set out in your written quote, job by job. Where refinishing beats replacing, or where a floor cannot take another sand, we say so before you spend.

Living with a wood floor here

Toronto winters move every wood floor in the city

Wood flooring is specified for thirty to fifty percent indoor relative humidity. Toronto heating season runs well below that for months, so boards give up moisture, shrink across their width, and gaps open between them. In July they take it back and close up again. That cycle is the material behaving exactly as designed, not a fault in the installation, and the single most effective thing you can do about it is hold the humidity in range through the winter. A gap that never closes, or a board that has cupped or lifted, is a different problem and worth a look.

Common questions

Do you charge for a quote?

No. The site visit and the itemized written quote are free. We measure flatness and, over a slab, moisture, before pricing.

Why is your quote itemized instead of one price per square foot?

Because removal, subfloor preparation, material and labour move independently. A flat, bare subfloor and a dipped slab with glued-down tile on it are very different jobs under the same finished floor. Splitting the lines lets you see where the money goes and cut scope if you want to.

My floors gap in winter and close up in summer. Is that a defect?

Usually not. Wood flooring is specified for 30 to 50 percent indoor relative humidity. Toronto heating season regularly runs well below that, so boards shrink and gap, then take the moisture back in summer. Seasonal movement is normal. A gap that stays open year-round, or a board that has cupped or lifted, is a different problem and worth looking at.

Can you put a hard floor in my condo?

Yes, and the acoustic rules come first. Most Toronto declarations set a minimum of IIC 55 and STC 55, and older buildings with thinner slabs often require IIC 60 or higher. We supply the third-party lab certificate naming your exact flooring and underlay, referencing ASTM E492 and ASTM E90, which is the documentation boards accept.

What warranty comes with the work?

Whatever is written into your quote for that specific job. Scope, substrate condition and the product chosen all change what can honestly be stood behind, so it is set out per job rather than published as a blanket promise across the site.
