Condo flooring in Toronto, done to the declaration

In a Toronto condo the acoustic rating is the job. Ontario Flooring Contractors reads your declaration first, specifies an underlay that meets it, and gives you the certificate the board will accept. You pay for the floor you choose (engineered $8 to $15 or vinyl plank $5 to $9 per square foot installed) plus the acoustic underlay and lab certificate as their own lines. A unit usually takes two to four days.

Declaration and rules checked before anything is ordered
Third-party accredited lab certificate, not a marketing claim
Slab moisture tested before glue-down
Elevator and noise-window scheduling built into the plan

Your condo declaration sets the acoustic number for your floor

Most Toronto condo declarations set a minimum of IIC 55 and STC 55 for hard-surface flooring. Older buildings with thinner slabs frequently require IIC 60 or higher. The board is not asking whether the product sounds quiet – it is asking for a third-party test certificate from an accredited laboratory, naming your exact flooring product and your exact underlay product together, with results referencing ASTM E492 and E989 for impact and ASTM E90 and E413 for airborne sound. A manufacturer stating that a product has good acoustic performance does not satisfy that. If the installed floor does not comply, the corporation can require you to remove it and reinstall at your own expense, which is the most expensive way there is to save a few hundred dollars on underlay.

What a condo flooring job adds to the quote

Compliant underlay and its paperwork

The underlay is specified against your building's number, and the matched lab certificate is supplied with the quote for you to submit.

Scheduling around the building

Elevator bookings, service entrance access and the weekday noise windows the declaration sets. These constrain the schedule more than the work does.

Slab testing

Concrete under you, concrete above your neighbour. A calcium chloride reading over 3 lbs per 1,000 square feet in 24 hours changes the adhesive, the barrier or the floor.

Our Process

How a condo flooring job is delivered

1

Read the rules

Declaration, building rules and any status certificate condition. This gives us the acoustic number to design to.

2

Specify and certify

Flooring and underlay chosen as a pair, with the third-party lab certificate for that exact pairing.

3

Submit and book

You submit the package to the board. Once approved, we book the elevator and the noise window.

4

Test, prepare and install

Slab moisture and flatness checked, levelled where needed, then underlay and floor laid within the permitted hours.

Worth knowing

Condo board approval takes longer than the condo flooring work

The installation in a condo unit is usually two to four days. The calendar is set by everything around it. The board has to review your package, which in some buildings happens within the week and in others waits for a monthly meeting. Then the service elevator has to be booked, and in a busy building that is its own queue. We front-load the part you control, which is submitting a complete package with the acoustic certificate the first time, because a package returned for missing paperwork costs you the whole cycle again.

What to get from your condo board before ordering flooring

The required IIC and STC minimums

This is the single number that decides your underlay, and it varies building to building.

Whether hard surface is permitted at all in your unit

Some declarations restrict hard flooring in bedrooms or above certain floors.

The approval process and lead time

Some boards turn a package around in days, others meet monthly. It is the most common cause of a delayed condo floor.

Working hours and elevator booking rules

These set the schedule, and a missed booking can cost a full working day.

Condo flooring questions

Where do I find my building's acoustic requirement?

It is in the condominium declaration and usually restated in the building rules. Your property manager can give you both, and a status certificate ordered for a sale will contain the declaration. Ask before you choose a product, not after.

Can I keep the underlay that came with the plank?

Only if the pairing has been tested. An attached pad is tested as part of a specific assembly, and unless the certificate names that exact plank over that exact pad and gives an IIC figure at or above your building's number, it will not get past the board.

Does a rug solve a complaint from below?

It reduces impact noise in the area it covers, and boards sometimes accept area-rug coverage requirements as part of the rules. It does not change a non-compliant installation into a compliant one, and it will not protect you if the corporation formally enforces the declaration.

Can you install while I am still living in the unit?

Usually yes, room by room, working within the building's permitted hours. The constraint is rarely the work itself – it is the elevator booking and the noise window, which is why the schedule gets built around those first.
