Epoxy flooring for Toronto concrete

Ontario Flooring Contractors coats concrete floors across Toronto – garages, basements, workshops, retail units and light industrial space. The coating is only as good as the grind underneath it, so that is where we spend the time.

Mechanical diamond grinding, never acid etching
Moisture read before any coating goes down
Crack and joint repair quoted separately, not hidden
Flake, metallic and solid colour options

Why coatings fail

Why roll-on epoxy flooring peels off a smooth slab

Concrete is closed on the surface. A coating laid onto it without opening that surface has nothing to key into, which is why big-box kits lift in sheets after one or two Toronto winters. We grind the slab with diamond tooling under HEPA extraction until the profile is open, fill and repair the cracks, prime, then build the coating in layers. It is the slow part of the job and the only part that decides whether the floor is still there in five years.

Three epoxy flooring systems we install in Toronto

Standard epoxy

Two-coat, 100% solids epoxy at $7 to $14 per square foot. The workhorse for garages, basements and storage areas.

Polyaspartic one-day

$10 to $18 per square foot, and you can drive on it after 24 hours. It also handles cold cure better, which matters in an unheated Toronto garage.

Metallic and flake

$8 to $25 per square foot depending on the design. Flake broadcast adds $200 to $500 to a typical garage and hides slab imperfections well.

Our Process

How an epoxy flooring coating goes down

1

Moisture and crack survey

We read the slab and map the cracks, joints and any spalling before quoting. A slab pushing moisture needs a different primer.

2

Diamond grinding

The surface is mechanically ground under HEPA extraction to open the profile. No acid etching.

3

Repair and prime

Cracks and joints filled, then a primer matched to the moisture reading.

4

Build coats and cure

Base coat, flake or metallic if specified, then the topcoat. Cure time depends on the system and the temperature.

Worth knowing

Cure temperature decides when epoxy flooring can be booked

Coatings are chemistry, and chemistry cares about temperature. Standard epoxy wants warmth to cross-link properly, so an unheated Toronto garage or an uninsulated warehouse bay is a warm-season job and pushing it into November produces a soft film that marks under a tire. Polyaspartic systems cure at lower temperatures and are what we specify when the work has to happen in the cold. This is the single most common reason a coating quote in this city comes with a season attached rather than a date.

Epoxy flooring questions

Can you coat my garage in winter?

It depends on the system and the slab temperature. Standard epoxy needs warmth to cure properly, which rules out an unheated Toronto garage between roughly November and March. Polyaspartic cures at lower temperatures, so it is usually the honest answer for a winter booking.

Will it lift like the kit I bought at the hardware store?

That failure is almost always preparation. A big-box water-based kit at $3 to $7 per square foot is rolled onto an acid-etched or unprepared slab, and Toronto road salt and freeze-thaw take it off in one to three winters. Diamond grinding is what stops that.

My basement slab feels damp. Can it still be coated?

Test first. If the slab is emitting more than 3 lbs per 1,000 square feet over 24 hours, a standard epoxy will blister. There are moisture-tolerant primers that handle it, and they cost more, so the reading has to come before the quote.

How long before I can park on it?

Standard epoxy typically wants several days before vehicle traffic and full chemical cure takes longer. A polyaspartic system is rated for vehicle traffic at 24 hours. Exact times come with the product and the temperature on the day.
