What the extra lines cost
These are the items that separate a quoted price from a finished floor.
Three things that move the number most
How flat the substrate is
A dip over 3/16 of an inch in 10 feet has to be corrected before a floating floor goes down. This is the line most quotes quietly omit.
What the slab is giving off
Above 3 lbs per 1,000 sq ft in 24 hours and you need a barrier, a different adhesive, or a different floor. All three cost more.
Whether it is a condo
Acoustic underlay to IIC 55 or better, plus the lab certificate and board submission, is real cost that a house job does not carry.
About these prices
Where do these numbers come from?
Published 2026 GTA flooring pricing from several Toronto suppliers and installers, cross-checked across sources. They are ranges because real quotes are ranges until somebody measures the room.
Why is your quote sometimes higher than the calculator?
Usually because the site visit found something the calculator could not – a slab that fails a moisture test, a subfloor thinner than the 19 mm nail-down hardwood needs, or a glued-down floor that will not come up cleanly. We would rather find it now than mid-job.
Can I supply my own material?
Yes. That removes the material line and leaves labour, prep and disposal. Be aware that a manufacturer warranty on client-supplied material sits with you, and if the product is wrong for the substrate we will say so before we lay it.
