Basement slab moisture
The single reading that decides which floors are even viable downstairs.
A semi here typically has wood joists and a panel subfloor on the main floors and a concrete slab in the basement, and those need opposite approaches. Above grade the question is panel thickness against the 19 mm minimum and whether the floor squeaks. Below grade the question is what the slab is giving off, because an older basement slab in this stock frequently has no vapour barrier under it. The working limit is 3 lbs per 1,000 square feet over 24 hours, and a reading above that rules out glue-down and rules out laminate, whose fibreboard core swells permanently the first time water reaches it. Waterproof-core vinyl plank or tile is the sensible answer, and the reading is what tells us which.
Moisture tested first, then waterproof-core plank, tile or a coated slab.
Decoupled and levelled substrates so grout lines do not crack.
Subfloor checked, squeaks refastened, then the finish floor laid.
The single reading that decides which floors are even viable downstairs.
Efflorescence and staining on the slab and walls tell us more than a homeowner usually remembers.
Tile over a long joist span cracks at the grout unless the substrate is decoupled.
Removal and grinding carry into the neighbouring house. Worth a conversation before the noisy days.
Tile is rigid and grout is more rigid, and neither forgives a floor that flexes. The code designs framing to a deflection limit that is comfortable for most finishes and marginal for tile over a long span, which is exactly the condition in a narrow semi where joists run the full depth of the house. A decoupling membrane is what lets the structure move a fraction without dragging the tile bed with it, and skipping it is the usual reason a grout line cracks in a straight run.

We chose Ontario Flooring for luxury vinyl plank installation in our basement. They prepared the subfloor properly, explained the process clearly, and delivered an even, durable finish.
Ontario Flooring replaced old carpet in our bedrooms with new flooring. They worked efficiently, helped us understand the options, and completed the installation on schedule.
We would steer you away from it. Laminate has a wood-fibre core that swells permanently when water reaches it through a joint, and a basement is exactly where that happens. Waterproof-core vinyl plank at $5 to $9 per square foot does the same job and survives the event.
Sometimes, if it is sound, well bonded and flat. The catches are height, which a basement can rarely spare, and inheriting whatever is beneath it. Any hollow-sounding areas have to come up regardless.
During removal and grinding, yes – a shared wall transmits it directly. Those are the loudest stages and they are usually a day or less, so it is worth a heads-up to them beforehand rather than an apology after.
