The failure nobody warns you about
Vinyl plank floors do not fail at the plank, they fail at the dip
A floating vinyl plank floor is one large sheet that is not attached to anything. When it spans a hollow, every step flexes the locking joints over that void, and after a year or two of that the joints open, click apart or start to peak. The manufacturers publish the tolerance for exactly this reason: flat to within 3/16 of an inch over a 10-foot radius. We lay a straightedge across the room on the site visit and tell you what it shows, because levelling at $2 to $4 per square foot is far cheaper than lifting a failed floor.
Choosing between SPC and flexible vinyl plank
SPC rigid core
A dense mineral core that resists dents and barely moves with temperature. The safer choice for a sunroom, a large open floor or anywhere with big temperature swings.
Flexible LVP
Softer and quieter underfoot, more forgiving over a slightly imperfect substrate, but more likely to telegraph a lump in the floor beneath it.
Waterproof for below grade
The core does not swell if water reaches it, which is what makes plank the default basement and laundry-room floor rather than laminate.
Our Process
How a vinyl plank installation runs
1
Straightedge the floor
We map the high and low spots and tell you whether levelling is needed before you commit to a product.
2
Lift and dispose
Old floor out at $1 to $2 per square foot for soft coverings, $2 to $3 for tile or glued-down material.
3
Level and prepare
Self-levelling compound in the dips, or a plywood overlay where the subfloor is the problem.
4
Lay, gap and trim
Planks laid with the expansion gap the product actually needs, then thresholds and baseboard.
Below grade is where vinyl plank earns its premium
On a main floor the gap between vinyl plank and laminate is a few dollars a square foot and largely a matter of feel. Below grade it is the whole decision. A basement slab moves moisture, and every basement in this city eventually meets water from somewhere, whether that is a failed washing machine hose or a spring where the drainage could not keep up. A waterproof core survives that as an inconvenience. A fibreboard core turns it into a replacement.

Vinyl plank flooring questions
Is vinyl plank actually waterproof?
The plank itself is, on a waterproof core. The floor as a system is water resistant rather than waterproof, because water can still travel down through the joints and sit on the substrate. It survives a spill or an overflowing sink easily. It does not make a flooded basement a non-event.
Can I lay it over my existing tile?
Sometimes. The tile has to be sound, well bonded and flat, and the grout lines have to be narrow enough not to telegraph through. Wide or deep grout lines need skimming first. Going over tile also raises the finished floor, which affects door clearances and appliance heights.
Why does my current floating floor feel bouncy in one spot?
Almost always a dip in the substrate that the floor is bridging. The plank is spanning air. That is the condition the 3/16 inch tolerance exists to prevent, and it usually gets worse rather than settling.
Does it need an expansion gap?
Yes, around every wall and fixed object, and the size is set by the manufacturer and the run length. A floating floor with no room to move will peak in the middle of the room on the first hot, humid week.
