When to do it

A heated floor goes in during this renovation or not at all

A heated floor is not a retrofit. The mat sits between the substrate and the finished floor, so putting one in later means lifting whatever you just paid to install. If you are tiling a bathroom and have ever thought about heat, this is the decision point. The cost while the floor is already open is the mat, the thermostat, usually a dedicated circuit, and the extra depth in the setting bed. Coming back to do it afterwards costs all of that plus the entire floor again. Tile is also the finish that benefits most, because it is the coldest surface underfoot and it conducts the heat you are paying for.

What a heated floor installation covers

The mat or cable

Laid out to cover the walking area, kept clear of fixtures and the vanity footprint, with the sensor positioned between elements where the thermostat can actually read it.

The electrical side

Most systems want a dedicated circuit, which runs $400 to $900 for a new circuit and breaker. We coordinate that rather than working around it.

The floor over it

Tile is the usual answer. Engineered hardwood works within the 85F limit. Solid hardwood over heat is a risk we will talk you out of.

Our Process

How a heated floor installation goes in

1

Plan the layout

Heated area mapped around fixtures and cabinets, thermostat location chosen, electrical route confirmed.

2

Prepare the substrate

Levelled and primed. Any dip under a heating mat becomes a cold spot or a cracked tile.

3

Lay and test the system

Mat or cable fixed down, sensor placed, and the resistance tested before, during and after it is buried.

4

Encapsulate and finish

Self-levelling compound or the setting bed over the system, then the tile or engineered floor, then commissioning.

Worth knowing

What flooring can go over a heated floor

The governing number is the flooring surface temperature, which must stay below eighty five Fahrenheit. Tile is unaffected and conducts well, which is why it is the usual pairing. Engineered hardwood works because its layered core barely moves, provided the board is rated for radiant use and the system is commissioned rather than simply turned on. Solid hardwood over heat is where we push back: it moves across the grain, and a heat source underneath drives it through that cycle every single heating season.

Heated floor installation questions

What does it cost to run?

Far less than people expect for a bathroom, because the heated area is small and the system runs on a timer rather than continuously. Whole-floor heating in a large open space is a different conversation, and that is where the running cost actually becomes a factor worth modelling.

Can I put it under hardwood?

Under engineered hardwood, yes, provided the surface stays below 85F and the board is rated for it. Under solid hardwood it is a real risk, because solid wood moves more across the grain and a heat source underneath drives it through the shrink and swell cycle every heating season.

Is it enough to heat the room on its own?

In a bathroom it usually takes the edge off completely and often means you stop using the fan heater. It is a comfort system rather than a replacement for your primary heating, unless it was designed and sized as the primary heat source from the start.

What happens if the mat fails under the tile?

Modern systems are tested at three points during installation precisely so a fault is found before anything is buried. Genuine in-service failures are rare and are usually damage during installation, which is what the testing catches. Manufacturer warranties on the heating element are provided by the manufacturer on their terms.
