Choosing between services

Refinish or replace?

If the boards are solid and at least 3/4 inch thick with wear layer left above the tongue, refinishing at $4 to $8 per square foot beats replacing at $10 to $18. If the boards are thin engineered, water-damaged through, or already sanded two or three times, replacement is the honest answer.

Which floor works over a concrete slab?

Engineered hardwood, vinyl plank, laminate and tile all work over slab. Solid hardwood does not go directly onto concrete – it needs a wood subfloor or a sleeper system built over the slab, which changes the cost and the finished height.

Do I need levelling?

Lay a straightedge across the floor. If the gap under it is more than 3/16 of an inch over a 10-foot span, a floating floor will move and eventually separate at the joints. We check this on every site visit and tell you either way.

Choosing between them

The substrate narrows the list before taste does

People usually arrive having chosen a look, and the substrate then rules half the options out. Over a concrete slab, solid hardwood is off the table unless you build a wood subfloor over it first, which costs money and ceiling height. Below grade, laminate is a two-year floor because its fibreboard core swells permanently the first time water reaches it through a joint. Over radiant heat, engineered behaves and solid fights you. In a condo, whatever you pick has to pair with an underlay that carries a third-party certificate meeting the declaration’s number. None of that is visible in a showroom, which is why the first conversation is about what is under your floor rather than what goes on top of it.

What every one of these services includes

A measured site visit

Straightedge across the floor, moisture meter over any slab, and a look at what the existing floor is fastened to.

An itemized written quote

Removal, preparation, material, labour, trim and disposal as separate lines you can question or cut.

Preparation priced honestly

If your subfloor needs levelling or an overlay, it appears as its own line before you commit, not as a variation once the old floor is up.

One crew from start to finish

The people who took the readings are the people laying the floor, which is the only way those readings reach the work.

$3-$20 Installed range across our hard surfaces, per sq ft
$1-$3 Old floor removal and disposal, per sq ft
$2-$4 Subfloor levelling where it is needed, per sq ft
$80-$200 Stairs, per step
